![]() What Are the Components of an Appraisal?Buying a house can be the most important investment most of us could ever consider. It doesn't matter if a primary residence, a seasonal vacation home or an investment, the purchase of real property is an involved financial transaction that requires multiple parties to make it all happen. The majority of the participants are quite familiar. The most familiar entity in the exchange is the real estate agent. Next, the lender provides the financial capital necessary to fund the deal. And ensuring all areas of the transaction are completed and that the title is clear to transfer from the seller to the purchaser is the title company. So, who makes sure the property is worth the amount being paid? This is where you meet the appraiser. We provide an unbiased estimate of what a buyer could expect to pay — or a seller receive — for a property, where both buyer and seller are informed parties. Inspecting the subject propertyTo ascertain the true status of the property, it's our responsibility to first complete a thorough inspection. We must see features hands on, such as the number of bedrooms and bathrooms, the location, amenities, etc., to ensure they truly exist and are in the condition a typical buyer would expect them to be. To make sure the stated size of the property is accurate and document the layout of the house, the inspection often entails creating a sketch of the floorplan. This estimate commonly sets the maximum on what a property would sell for. It's also the least used method. ![]() Sales ComparisonAppraisers are intimately familiar with the communities in which they work. They innately understand the value of specific features to the residents of that area. Then, the appraiser looks up recent sales in close proximity to the subject and finds properties which are 'comparable' to the subject in question. By assigning a dollar value to certain items such as fireplaces, room layout, appliance upgrades, additional bathrooms or bedrooms, or quality of construction, we add or subtract from each comparable's sales price so that they more accurately match the features of subject.
Once all necessary adjustments have been made, the appraiser reconciles the adjusted sales prices of all the comps and then derives an opinion of what the subject could sell for. Valuation Using the Income ApproachA third way of valuing a house is sometimes employed when a neighborhood has a reasonable number of renter occupied properties. ReconciliationCombining information from all applicable approaches, the appraiser is then ready to document an estimated market value for the subject property.
